The application fee is $45 and is non-refundable. In addition to paying your application fee with this application, you will be required to pay a nonrefundable Administrative fee of $100. This Administrative Fee must be submitted prior to GC Real Estate Partners processing your application. This Administrative Fee is a nonrefundable fee and is not associated with your Security/Damage Deposit. Should your application be denied for tenancy, this Administrative Fee will be refunded to you. When you are approved, this Administrative Fee becomes nonrefundable. This Administrative Fee must be paid within 24 hours of it being requested via the portal link. If this is not paid within 24 hours of request, your application will be cancelled, and application fee will be refunded.

Applicants must be at least 18 years old and meet screening criteria for income, credit, criminal, and rental history. A Social Security number is required, but a co-signer/guarantor with a Social Security number may be accepted if the applicant does not have one.

  • Poor credit history, unpaid collections/judgments, or bankruptcies may result in application denial.
  • Extenuating circumstances (e.g., medical emergencies) may be considered with proper verification.
  • An additional security deposit or co-signer may be required in some cases.
  • Felony convictions within the last 7 years will result in denial.
  • Gross misdemeanors within the last 3 years, multiple DUIs, drug-related activity, or a chronic criminal history may result in denial.
  • Pending criminal charges that would lead to denial if convicted will result in an application denial.
  • Applicants with evictions, foreclosures, late payments, or negative rental references may be denied.
  • Owing money to a previous landlord may result in denial.
  • 1 Bedroom: Maximum 3 people
  • 2 Bedroom: Maximum 5 people
  • 3 Bedroom: Maximum 7 people
